An open-market valuation and a direct-purchase offer represent different propositions. Open market sales depend on a buyer willing to pay the asking price turning up, a mortgage going through and a chain holding together. The sale can go on for months and still fall through at the last minute.

Our offer is what we will pay. We guarantee to make you one, and we show you how we reached it. We also talk through what waiting would cost you, and ask what matters most to you.

  • Their mortgage has to be approved, and the lender's surveyor has to agree the value

  • Usually within two to three days of our first call
  • No listing, no public viewings and no chain
  • Priced for the house as it is, so you do not repair or clear it first

What we won’t do

Some buyers have a poor reputation. We’d rather have a different one.

We act with integrity. In property that is rarer than it should be.

  • We won't list your property on the portals without your consent
  • We won't change the price without telling you
  • We won't leave your property advertised after an agreement has ended
  • We won't take commission from both the buyer and the seller
  • We won't drop the price at the last minute, when you are at your most committed
  • If something genuinely unforeseen comes to light, a figure can change. We will tell you what and why, in plain terms.

The first call

We ask more than we tell.

The right answer depends on your situation, not ours. These are the questions we ask on almost every call.
